An inspection is not a sales visit, it is a look at what is actually happening on your roof right now. We check the shingle surface for wear, granule loss, and curling, look at flashing around every chimney, wall, and vent pipe, check the valleys where water volume is heaviest, and look at rubber vent boots, which crack from sun exposure years before most people think to check them.
We also glance at the gutters and fascia, since a gutter pulling away from the roof line or holding standing water usually points to a drainage problem that will eventually affect the roof edge itself. Where the attic is accessible, we check ventilation and look for any daylight or staining that points to a slow leak nobody has noticed yet.
This is the right call before buying or selling a house, once a roof passes about fifteen years old, or any time you just want a straight answer on where things stand before you plan other work on the house.
